This property was privately brokered by our firm - it did not appear available on the open market at the time of sale at the request of the owners.  It is posted here now for informational purposes.

Built in 1997, the property was constructed by the sellers and well cared by them over the past 22 years - it was offered for sale in its AS IS condition.  The Sellers valued their privacy and asked if we could find a buyer without placing the property on the open MLS market.  The property was shown to one buyer and that buyer purchased the property in its AS IS condition.

Formerly part of a larger tract of land, this parcel, and the rest of the Barrys Landing neighborhood, once comprised the grounds of the historically significant Briggs Shipyard.  A historic marker, located on the adjacent property, notes that 69 wooden sailing vessels ranging in size from 29 to 400 tons were built at the Shipyard and launched from its shores between the Mid 17th and Early 19th Centuries. The Briggs Shipyard had approximately 429 feet of arguably some of the very best water frontage on the North River - gentle slope, a natural river beach between the coastal bank and the water's edge and an expansive width to the river.  As a result, the property's frontage is prized land for its choice private dockage capabilities and its short boating distance to open ocean access.

This property includes approximately 113 feet of river frontage and a private dock.  The combination of its prime river frontage, views, privacy, natural beauty, location, dockage which carries water regardless of tides, direct access to its waterfront (without a stretch of marshland to cross), short boating distance to the open ocean and only the height restrictions imposed by the Route 3A bridge for boat clearance make this an exceptionally rare parcel of riverfront land - if you're familiar with the North River's coastline, you know how rare indeed this setting is.

An older farmhouse was razed to make way for the current home.

The main floor includes an entry foyer, formal living and dining rooms, an open concept multi-purpose room with fireplaced family room, eat-in kitchen and informal dining spaces, a four season sun room, full bath with laundry, a mud room and a two car garage.  Upstairs, there are four bedrooms and three full baths, including two en suites - three of the bedrooms enjoy views of the river.  The walk out lower level is partially finished and currently includes a family room, an exercise area and a bar.

Without question, this parcel of land with its riverfront setting, views, location and private dock, inspired the new owners to view this purchase in many ways as a land purchase in order to create their new home.  Vacant riverfront lots, especially of this caliber, are just non existent.  Due to the existing home's modest design, ceiling heights and overall size, the new owners have engaged an architect to design plans that will enable them to enlarge the home and transform its style, layout and functionality as well as modernize the aesthetics to suits their needs.  From discussions with the new owners, they intend to make a significant investment in the renovation and expansion of the home over the next couple of years. In our opinion, based on interactions with both the sellers and the buyers, this transaction should be viewed largely as a land sale.
